This is a simple 350t refurbishment project of an existing concrete framed structure located right behind the Debenhams store on Oxford Street.
Becro have primarily been brought on to provide the new primary steelwork and the small elements of metal decking, however due to our experience with heavy refurbishments, we have also been tasked with the supply and installation of the temporary works requirement on the project.
The new frame consists of a new lift core at the rear of the structure, infills at basement and ground floors, 2 new storeys added on top, and a new steel frame at one side slotted within the existing structure from basement all the way to roof level, all of which is a fairly simple process for installation!
The frame has been designed as a simply supported steel frame with a combination of metal decking and pre-cast concrete floors, all sat within the depth of the new steelwork. This has resulted in a fairly complicated draughting process with additional shelf angles and holes in webs of steels to allow for a disproportionate collapse tie detail.
Combine this with the extensive surveys required to ensure the new steel frame fits within and connects to the existing structure correctly means that the majority of the pre-site works have been quite lengthy.
Advice has been given regarding specialist details to aid the pre-site stages which will eventually aid in both the fabrication and on-site stages.
Due to the simplicity of the frame, the fabrication of the steelwork has been fairly simple. The addition of holes in the webs of most steels and shelf-angles to support the new floor slabs have added a small amount of complexity and time, but nothing which is unachievable.
Work on site is just starting to begin, and is expected to go on into the new year. We look forward to installing this simple steel frame and expect there to be few issues due to the amount of time spent surveying the existing structure and the details implemented pre-site.
